hey Scott Mark Smith here um thanks very much for your message um well uh you're at Gua Bay and um you're empty nesters and you're looking to convert your house uh so um guame Bay is considered part of uh greater Sydney and um so you're asking really some questions here about regulations and can you set up um your property to use it however you want and the short answer is yes but in Greater Sydney uh there is something called a 180 day uh cap and so today is the 6th of April 2024 so um if you had this wall up and your property was perfectly set up today you could rent it out uh on airb B you could get a stay and as long as it didn't exceed 6 months uh there's enough days in the year uh between now and six months from now October I suppose uh that you could um you could take a six-month booking but you couldn't take a booking for six months and one day uh it's very rare that people do uh book for six months uh so um my guess is um you would fit in this particular year you would fit well below uh that six-month cap or 180-day cap uh if you were to offer your property for rent uh through Airbnb you know you're not going to be uh booked 100% of the time now uh come 2025 uh you might find that uh yeah you actually might find that there was enough demand that you booked every second night in other words um now I wouldn't recom men that you take one night bookings but I would not be surprised at all if you got a demand of uh 50% so um which is 180 days that's half the year so you just need to monitor that um my guess is that you wouldn't need to really monitor it until the second half of next year uh 2025 um and by the way the state government is doing something they've got a white paper I think they call it out uh if there's a consultation paper out and they may change the rules so as at the 6th of April today uh there aren't rules and uh if I was you I would get your listing up and have it running before there are any rules and when I say there's no rules no rules other than uh the 180 day cap uh there is talk about um there might be some state government Levy or that sort of thing um one of the things that um one of the opportunities with that 180-day cap is it only applies to bookings made through platforms and Airbnb or stays or uh booking.com they're considered booking platforms and you have to register for something called St is St yeah the the short-term rental uh register some um just uh just just Google St a registration New South Wales and it would bring you to something called the planning portal cost you about $60 maybe 65 and uh you register and pay you money and then you get this number and uh the platforms communicate with planning New South Wales and that's how they know whether you've exceeded the cap so I think that this like if you ready to go today i' I'd say there'd be virtually no chance that um you you're not ready it sounds like um but if even if you were it my guess is that you would not exceed 180 days of bookings through platforms um this year so when you get into next year you might want to be thinking about getting um off platform bookings so uh in other words repeat business um so if you're able to find people that come to your part of the world uh regularly uh maybe they you know maybe they book um yeah they come you know for work uh to a nearby headquarters they're the sorts of people that you would try and target for off platform bookings which don't count to the 180 days so hope that gives you a few ideas uh if this you've come through as a um Airbnb Ambassador client and I am an Airbnb Ambassador and able to work with you to get your uh listing up and running uh and if there's anything more that I can answer any other questions uh don't hesitate to message me through the app thanks and me
