hey Cynthia Mark Smith here it is Friday the 15th of March um uh having a good look at your listing um I'm sorry it took so long to become available um just took a takes a little while uh once you push uh the submit button it takes a it does take a little while for it to become ready so uh wow this is uh nice you've got a barn style house so um uh honestly uh we don't see a lot of that I'm guessing Woodstock is if it's the Woodstock I'm thinking of it's out near between uh orange and Wellington uh if it's the place that I'm thinking about is it is it the Bell River or something up that way um yeah oh oh oh oh South okay it's not where I'm thinking of it's south or is it okay south of orange okay no problem um great great so okay um the first four well let's let's have a look at and and I'm just looking at this in the most constructive way I can um uh the first four photos are very very very important but you can also see this the first five are probably just as important and so so I I think this duplicate one here I would get rid of i' just reorganize it not get rid of it um and if you've got any drones uh that you could take photo uh of or some photos of the property um then I would certainly think about it uh I can understand why you'd want to uh put a an exterior one because it's it's uh you know it's a quite a bold looking place um so I I am curious how new it is it it does look sort of rather new um and so I think I think you want to um sort of improve the the quality I would when I say quality I mean the resolution uh I think you can do better than this so I in fact I would even look at getting some professional photography and you'd get um some drone photography to me this looks low resolution and it doesn't look like the yards I mean bold looking house for sure and I'd love to stay in it personally and uh a lot of people are very very interested in places that are a bit different bit edgy um and this particular place I think just you know um maybe this was taken some time ago um so anyway uh again these don't look very sharp interesting place like beautiful uh looking kitchen but not sharp photos they need to they really really do need to be taken professionally um and maybe it's it it might be my screen but you want to get very very high resolution now if if your uh the resolution in your cameras uh and your photos uh and there there's something else that's comparable how the Airbnb algorithm ranks is the one with the best photos uh will rank higher so yours isn't going to rank as well because the resolution it's something you really need to to do and for something like uh $3 to $400 uh that's a night's accommodation uh most probably um you can it will repay itself many many many times over uh by spending the money so it's it's something Cynthia saying you you really need to do um yeah one one yes absolutely so that's that's the first tip uh you also need to use well I'm not even going to um go go there but when you've had new photos taken see you can see these are uh you can see Reflections uh they're taken uh in the nicest possible way they're they're professional and you can see the styling uh you probably wouldn't um you wouldn't show um in yeah nice Outlook you wouldn't show um you would not show uh you you need to stage and a professional photographer is going to help you stage now this is an uh this is a nice photo as well gives you a much better sense you're not looking at the uh front lawn or the front area where um uh I it looked like it was I said it looked like it was new um you've obviously got plenty of water storage wonderful um but again the lighting in this is is not optimal um so anyway your photographer will will uh sort that out this is what I was talking about all these areas these large areas here um it looks bare uh and you've got such a an interesting and bold looking house you you really need to make the most of it six bedrooms 15 beds wow okay so um uh that is that is amazing um okay park for free as you'd expect

um um one second

um you probably need to get a little bit more creative uh with the um with the uh wording here Bond required of $11,000 um uh I'm wondering why that is uh Airbnb have something called um air cover and um they provide in Insurance uh so I'm

wondering I sincerely would like to know UMC uh your property um and the other property you know property a property B one has a bond of a thousand one has no bond I I mean I manage properties on behalf of people and we do not charge a single scent in bond because we know that Airbnb have air cover uh I just I just don't see why you would um have that but maybe you got a really good valid reason and I'd love to hear um uh fits up to 18 guests I I wonder what you do for linen uh because the the pricing for um six guests and 18 probably would be very very very different um ad guests are going to use lots and lots of um uh or as well they're all going to have showers it's hot water energy and all of that so uh I I look forward to um learning about some of these things um you do want to have a wifi test uh and I'll send you a link to a carbon monoxide alarm which you can get for free um you're currently in a category called new so again you got to make the most of this um uh you're currently in a category called new um but I'm wondering yeah like do you think that people would come to your property and have parties or um family gatherings or whatever it might be uh and in which case U if you've got 18 people are they all going to be on the Wi-Fi at the one time so we need to know you know the speed of the the um uh of your Wi-Fi I'm going to I I I actually think we should book a call and I will help you to get this right uh the five Pit's great um what do people do what what comes to mind there is that um [Music] um what fuel or what uh firewood is is included security cameras on the property um that's interesting uh Airbnb have um just announced this week that uh for internal uh cameras I I don't know anyone that has internal cameras but um we need to probably have a good look at that um so uh the bond is is one thing we we also don't know anything about you Cynthia um there's no photo of you uh there's no story about you that you speak Arabic that's great and and English uh but anything else about you uh I I think it would be interesting to see a photo um and hear the family story um so I would strongly encourage you to um uh update your profile um um great that your identity and phone number are verified um let's have a look at pricing um

so well it'll let me book for two nights which is um interesting I'm going to see just just how far I can can I book for one night okay so imagine if we had 18 people come for one night now that does suggest to me maybe uh it would be like a hotel sorry a hotel or you know an event uh kind of place I I I really I'd be looking very very closely at your um now what I'm trying to do here I'm just trying to see the pricing for one as opposed to 18 so this is for one it was $454 for a Friday night and uh well for 13 guests it's exactly the same so as I said thir guests are going to use a lot more electricity a lot more water uh um so I I would be looking at some per person rates uh now maybe you don't want to charge an extra $50 a person per night uh but um again in the linen department and the cleaning you know uh getting rid of all that all that rubbish um uh down to you know your sewer and uh sewer pump outs and all of that you you really should be charging on a per person basis uh you don't allow any pets uh but you've got a huge property and I can understand exactly why uh I noticed that you sp spoke Arabic so there may be uh a cultural a cultural reason uh people in Australia under Australian law uh you cannot refuse you cannot refuse a um someone with a guide dog for instance um someone that's visually impaired you must must must um allow that now I don't know if you've got any travel cots or CS

um this will allow this will allow 16 plus plus five infants um so that's 21 people uh and it's the same price as one person so again we need to we we can improve on that um so look I think when you're charging $450 a night we need to get these photos really absolutely magic um uh I'd start with that and how about we book a time to to have a chat and I'll help work with you and help you to improve this listing to make it as as amazing as it possibly can be C thanks very much for uh your interest in the platform and um I would love to um I would love to uh help you some more okay let's talk soon bye for now Cynthia bye but
