hello Jane from cber in the uh act um okay I'll just open this up a little bit more uh I'm Mark here it's uh Tuesday the 27th of February 5: PM uh green garden house okay uh first four photos are critical so uh your first four photos uh need to be your absolute best um so so um of these yes uh I can see why you'd say garden house and I can see why You' think that was good um I of these three uh I yes I I do like your picture of your garden the kitchen looks very modern and this bedroom looks much much nicer than these two so I just do some organizing I'll send you some links uh to something called the complete guide to hosting and in there uh there are many many resources that you can read on Photo tips so uh the Old Chestnut uh never judged a book by the cover well everyone judges a book by the cover and when you're um on Airbnb uh I was just looking for my my mobile phone uh we read our mobile phones typically in what's called portrait mode portrait sorry portrait mode like this and many photos are taken in landscape mode so um it's uh you I can't stress enough that you need to optimize if where you can now these look like they're taken on an iPhone or something like that rather than a um uh uh like a fancy camera um so my guess is that uh they're probably not uh optimized for uh portrait uh now many people also I do look on a desktop and I'm on a desktop but uh many many more um many many more uh look on on mobile um this the light isn't perfect if I could put it like that and this is your number one photo um I mean it's not bad but it's a darkish colored room so this is your number one photo you also want to put in captions so look if you can play around with the light um if there's a better angle to take it um to capture light a little bit better um I would encourage you to do that um see this looks this pops um it's obviously a modern looking um kitchen and modern appliances um you do I think you've got a knife flop there so that's actually very good um airbnb's algorithm um looks at what appliances you've got no joke and it will say okay this might suit someone it knows lots and lots and lots about its guests and what they're interested in and so if it knows that you're uh always looking at foodie websites then it's going to match you with houses that suit um those that love to cook and so I would just uh I would just maybe move your knife block I know it's going to sound weird but uh it's a beautiful photo the light is much better in this but I moved that knife block so it's a little bit more prominent um I don't know what that is yes I don't know I don't quite know what that is but I if it's not meant to be there I'd probably uh move that and um or you could do some close-ups of the knife block um that that might be another way to capture that again captions you know chef kitchen whatever um it's a fully you know even if you put in fully equipped kitchen as the caption always use these um captions again quite a dark piece of furniture and the light is well at least you have got the light on but um it's uh darkish so so I would tend to just see if you can do something better with the light and read the resources that I'll send you in the private message um again not professionally taken but you've gone to a little bit of trouble um and the you know the bedroom looks good maybe pop the lights on and um uh is there another time of the day that you could take this pop these lamps on um and see if that makes any difference as I said all people always judge the book by the cover again you could um you could pop that lamp on [Music]

um captions captions was what I was thinking of uh if you've got ANL tastic or something like that in this room uh know you live in Campa so gets nice and cold uh pop that on more light and captions uh you've got a bath so that would suit uh families traveling with children uh so do you have travel cots do you have high chairs things like that think about these sorts of things and and your guest uh it'd be curious to know whether uh you have children or maybe you got grown children or the like who who comes and stays at your house at the moment so uh okay I mean very attractive very attractive looking Garden uh be curious if you've got any drone photos um sometimes in real estate photography um yeah and like you could put here uh you know backs onto a reserve or joins park or whatever um but use these captions so um I these are the first bits of advice for you you're in a category called new so that's good um and uh if you can work with those um captions well maybe and some more photography some drone photography um then you may get yourself into other categories um and like um yeah

so local cafes well let's put in a photo of your local cafe and store um I'm I'm actually an orange and Western Sydney so um I I truly don't know exactly uh where cber is I had to look it up on the map um you were asking about uh cancellation policies and um right as at this minute I can't go in and do a reservation so it's when we do the reservation that it would tell us uh me the guest or me the uh the the phony guest uh what your cancellation policy is but um you probably don't want to be too strict because at this point you've got no reviews when you've had 200 reviews and they're all five stars then well people will um be you know know what to expect they will know what to expect based on the reviews so reviews are absolutely key

um four nights I just I I'm not sure I'm not sure if this again it it's saying this listing is not yet available to all guests so I'm not sure if it would let me uh make a one night booking and I'm not really sure that that's what you want to do I can't check your prices just at the moment because again it's it's a very new listing uh but if you um if you have a very short stay uh well um look at well your cleaning costs are going to be much higher and you can take six people so that means uh you could have every towel every um bed slept in in and every towel used and again if you got a fast turnaround like someone checking in the next day uh everything needs to be clean so uh there's a few things to think about no reviews um but that'll that'll happen uh Jane let's have a look at your profile uh you've done some trips uh but there's nothing really about you at least uh yes you have personally been identified and airbone B knows your identity your email address and phone number but um Jane you know Jane is a dog lover uh Masters uh holds a masters in this you know blah blah blah blah you can actually go uh through the Airbnb app and just click on me and my photo and uh it will take you to my profile and that will give you a few um few tips check out before 11 uh I'd normally do 10 um you seem to have a pet uh because there a photo of you and you well what looks like a King Charles uh but um you say no pets some pets are actually much better behaved than some children so um I would I would certainly think about it uh because you're on a big block of land from what it looks like you look like you're backing on to reserve you it looks like you're sort of family friendly um you would probably get lots of people uh coming from ah here we go cancellation policy uh you probably get lots of people coming from Sydney or Melbourne uh places like that um no carbon monoxide alarm now I will give you a pardon me a link to uh a free carbon monoxide detector and when you um have that you you rank higher than if you had your house and the house next door yours has carp monoxide detector and theirs doesn't you will rank higher now you're also ranking higher because you're in the new category uh but that's for about four to six weeks um security camera and recording device um not everyone would like that and uh there are very very strict rules on uh recording devices within the house so um I think you need to um uh talk about that in your house rules um oh ring doorbell okay ring doorbell at the front entry so that can actually be um that can be very useful and uh you can help uh guests to come in um smoke alarm yeah let's get the the free carbon monoxide detector even if you got no gas supply liances still get it uh because you'll rank higher um okay canel before for a partial refund so I was booking for okay let's clear these

dates yeah let's see oh this reservation is non-refundable okay so if you book that far ahead so I was uh inquiring about the 28th so that's a month away um there's no flexibility

so

uh again you've got think about it if you were the guest um what would you be looking for now sure you don't want to be mucked around as a host but as a guest would you be more inclined to book in my experience I have the most flexible um sorry about the squeaky chair um squeaky chair gets the gets the oil uh and always judge a book by the cover um but in my situation I have the most flexible um uh cancellation policy and it's very rare that I get cancellations so I would put yourself in the B shoes now look when you got 200 uh when you've got 200 uh reviews well maybe then guests really do know what to to pardon me what to expect so I'd probably play around with those things Jane uh if you got any more questions um feel free to send me a message through the Airbnb app or otherwise uh yeah we we we'll go with that uh and also make sure you do have a look at the uh complete guide to hosting thanks Mill bye
