hello Lisa Mark Smith here Tuesday 26th of March 2024 um hey welcome to airb B I'm going to give you uh this pre um critique uh so I know you're brand new so let's just have a quick look and I'll just offer any suggestions that I possibly can um about your listing and the first thing that to me comes to mind I if I if I was you I think I would sort of lean on this subtropical um cozy subtropical Oasis um uh keeping in mind now this is great this is what is called a photo tour and um so you've allocated each of these rooms uh sorry each of these photos to a room uh I think I think if I was you I think I would have a better look and a better better sort of uh photograph experience of your external spaces uh and I'd certainly include maybe a drone photo uh and have a think about a floor plan um if you've got one uh yeah if you've got one um I think I would include one but uh I get the impression that uh this is quite a lush uh place where you are you can put captions and I would recommend that you do that because this helps the algorithm to know your place a little bit better and to give it a boost and and it does Boost these things so um if I was you I think I would uh a Picture Tells A Million words and if you've got something with some drone photography of this property and where it sits in relation I'm guessing it's fairly Lush around here I got that impression I think I would um seriously look at including some drone photography um and professional photography is always a good idea um the cost is usually about 3 300 maybe uh and you can usually get that back in one extra night booking so um I would strongly recommend that you um consider it uh if the place looks absolutely shocking and you got car bodies and all of that uh there on the exterior and it's not going to help [Music] um well I'd actually think about not Airbnb but um um yeah so but I I don't get the sense that uh yours is a dump so um let's let's use captions uh to me the photos I think you've made the most uh of the light and whatever my guess is that they're not professionally taken and it does look like it's maybe more of a studio um let's just go back oh yeah one bedroom one bathroom um four guests so that's interesting um so it's obviously not massive uh this is where your um your other guests go um and you've got air conditioning so again uh airbnb's algorithm will pick this up in the photos and say oh okay it's got air conditioning or it's a picture of a pool and oh okay it's um uh and it put you in the pool category that's how you get in the pool category because it a&b's algorithm reads your photos um okay that's that's quite um that's quite cool um if you've got sharp knives and a um uh knife block i' consider retaking this with the knife block showing um it does help uh to um categorize but it knows the algorithm knows so much about people and their taste and it knows if you leave here and then you go to nigela Lawson's and you look up um uh recipes and your foodie then it it links you know knife blocks with people that are Foodies and um don't ask me how it works but it's it's very clever um yeah that's nicely taken um okay that I'd get anything that you can have repaired i' get them repaired I'm just going to take this call I'll be right

I mean that looks nice the only thing I would say is I would probably run the lamps um and use a caption in every photo um the the lighting looks good

um you can put candles maybe even a candle there would look

fantastic

caption yeah so um yeah I think I would um adopt those um adjustments you're in a category called new which is fabulous so that means you're going to rank very very highly for about the first four to six weeks maybe uh give or take um um fix the name self checkin uh keys in a key safe parking free uh you can do a uh speed test using the Airbnb app you go to the find the listing then go to amenities and then go right down the bottom to um Wi-Fi and you can do a speed test in there um you do want to have a carbon monoxide alarm um because it gives you a another ranking boost so you you appear higher in search so do do that um and I won't go through all the amenities there

um all right I can see where you are and um I would probably I think would give a um here's your uh here's your hosting profile uh I think I would um I think Lisa I would um put in a little bit more about you just a little bit more uh you don't have to give you a live story but uh I would do that and I think that's about it so look I wish you uh lot lots of luck uh with your hosting and uh Happy Easter and hope you get some bookings this Easter and school holidays you probably will uh and you should look at uh setting up the Customs stay so that you don't get uh bookings that too short um and uh I would encourage you to make it happen okay talk soon bye if you got any more questions send me a message through the app thanks bye
