 hello Eva marks Smith here Wednesday the 21st of February how are you going um look thanks for asking me to have a look at your property and see if I can come up with any tips so let's have a go um let's start well I know milon's Point very well um so uh I've lived in Sydney you know um 20 plus years so pardon me um well the first thing that strikes me is the uh the light okay I think these the light I can't actually see what price you're going to be asking pardon me um but uh I think the light needs to be I would look at taking these photos professionally um it's it's going to make a difference and as I said I can't quite see exactly what price you you'll be asking because I think you've only just hit submit so um so yeah I I can't come to that I can't work out exactly um but I'm guessing it's not going to be cheap and thus uh it really needs to look at its absolute best and I think you could probably do better than this uh to be perfectly honest now I do like that you've taken this in what's called landscape uh portrait port sorry portrait uh and I do tell many of my clients to look at their photos in a portrait mode on a mobile phone so this is exactly what we're talking about but I think you could do better with the light um and um again if you had a um high resolution um I I'd be curious the size of this photo it does look a little dark and again um if taken professionally probably wouldn't show the back of the TV you can see it's a nice space and all the rest um but uh it's it's probably can be better uh the ranking um of listings um for all the listings that are shown in milon's Point if someone's looking on a uh on a map um if they're looking on a map they're going to find you but if they're doing an ordinary search for Milson point or North Sydney or something like that um ones that are at the top are the new listings uh and usually towards the Top If if not at the top towards and uh another ranking um item is uh it when you upload a photo like this it shows the metadata and my guess is that's probably not taken on excuse me a high resolution camera so um the metadata would say taken on a Android or iPhone or whatever and therefore it tells Airbnb and the algorithm that it's not been professionally taken excuse me I just need to cough and I'll just pause pardon me so photos are very very important um I uh will also say that captions uh should be in um in all photos uh there's something called a photo tour which you have done I've got to pause again I'm

sorry okay um now this this is a photo tour and it does show the key rooms very very good so I do talk about Photo Tours uh in many of my videos uh now this will give you an idea what I mean about lighting so clearly taken inside uh it's it's Gran grainy or granular but again you can see the difference that good lighting makes again this is not high res so I actually think for about $300 or thereabouts uh it would pay to to get photos professionally taken um again the caption the caption would say you know um heated pool uh if or my guess is it's heated pool and spar use those words because the algorithm can say that it's a pool but I'm not sure that it's going to see that it's a spar or gym so pool Spar JY just those three words will tell the algorithm uh this is a place it's got a pool it's got a spa and it's got a gym um very very important so use those captions uh and see if you can get this taken professionally um yeah I I just don't think these are um these are not uh these are not professional enough uh I'm sorry I I just don't think uh they do the job um you're in this category as I said new and you being there I think it's about eight weeks so that means you get a boost and then after eight weeks you should have some um reviews and um should have some reviews and you can rank on your own at that Point

um uh there's really nothing about you Eva um so you've done lots of traveling so that's great uh lives at cabilly but uh we don't know anything else about you great that you've been identified that gives uh guests confidence uh that you're a real person you've got an email address and phone number but other than that we don't know anything about you 66 reviews fantastic co-host with Rachel okay um let's let's see about Rachel uh again uh nothing about Rachel like literally

nothing um check in uh 3 to 10: p.m. check out before 11 I'd probably look at a 10 a.m. checkout uh and that way you could come back and offer someone a late checkout if if there wasn't someone let's say they check out on a Sunday but your clan is not coming till the Monday then you could offer someone a late check out and get good reviews so look uh these are some these are some initial observations um you should get a carbon monoxide alarm I'll send you a link to a free one that you can get uh do you have Wi-Fi uh that's something I can't see um that's actually really quite important not included so um I thought I saw a picture of a washing machine uh I'm wondering if that is also a washing machine and dryer um no hot water now I I think you should have a look at these amenities because uh I'm thinking you haven't quite filled those in just yet uh this seems to suggest you've got no hot water uh so people be having cold showers I I don't think that that's correct uh I think that you do have a gym I think that you have a spa and I think that you should be um completing those um for sure again I can't see your uh I can't do a reservation or even a a trial reservation so therefore I can't uh tell you what your cancellation policy is uh add your trip dates to get the cancellation details so you know I can't do that so so if we click on that it it won't let me so the listing is not not yet available to guests um I can't see minimum stays um and I would look at uh not using uh not being a motel style thing with one night stays because you're going to do lots of lots and lots of work um there was something I thought about a 24-hour concur I think you messaged me there so uh you've got a self checkin uh check yourself in with a key safe um but I'm just wondering about the cons um does the consur is the con available in any way to help with checkin um okay I can't see your your calendar but you need to uh unlock

dates yeah can't see so you need to unlock dates look at the minimum stay and I'll send you a link to something called the complete guide to hosting which um talks about there's lots and lots of tips in there on how to set up your calendar how to have what's called custom stays so when you've got an event on let's say New Year's Eve do you really want like a one night booking
