hey Alan Mark Smith here how are you um well we're just having a look at your listing and uh you had a couple of questions like how long does it take to finish a listing um I'll go through that and I'll give you some ideas of what I think is not finished and um so that might give you a bit of a a list of tasks by the way you can speed this up in the bottom corner over here uh this should be a um a box you can spit it up to one and a half or two times um you also mentioned that you'd had your property with a manager in the past and uh you were not happy so it'd be interesting to know a little bit more about what exactly you were not happy about um I'm guessing probably my my guesses and these are guesses my guesses would be that um it was probably a fairly seasonal business um and where you are would probably attract people seasonally certainly over summer you're probably very very happy but maybe um at other times of the year maybe not so happy so um let's have a look at that uh I'll just move me a little bit um well Sunny Hill Sunny Hills Farm um okay so you've got a cattle grid here so the first thing that I think of is oh well it's going to be farm animals so uh people would probably be disappointed um if there wasn't farm animals um and entire Cottage so um it'd be interesting to know well I think you need to probably put some photos and some information about uh exactly what parts of the farm people would have access to um this is kind of interesting I think um this the next thing I notice is you know the choice of photos um I'll send you a link to uh something called the complete guide to hosting and up in the top corner there is a search box there and you can just type in photo tips or something um and uh there are many many photos uh tips I should say and I'm not 100% sure that these are the best uh photos that you have I'm literally I've just turn this on and just having a look at them um I suppose if I was you uh the fact that you're on the lake is is fabulous um maybe you can um maybe you can uh mix up the the photos so let's have a look at all your photos um okay you need to do what's called a photo tour um and allocate these photos um to the property so uh okay yeah there's photos of of a plan well that's kind of interesting um that's interesting but um and I can understand why it's there but it doesn't really explain the benefits of the property [Music]

you also need to use captions uh that you need a lot more uh pictures of the the house you know the surrounds the barbecue facilities where are the animals um what sort of a farm is it do you you know do you grow crops on it or you know do you have CHS and cows and I'm guessing from the cattle grid that you actually have cows but um or cattle of some kind or maybe you did at some point so um I'd be putting all of your energy into see yeah we need a better photo of the house that's where people are going to stay and that's probably what they're thinking they're uh spending their money on uh but I get the gist of this Jetty photo and I I do think it's good um the house kind of looks a little small in the go and have a look at the photo tips I think it looks a little small and of course you're going to watch this uh photo on an iPhone and I tell people all the time most people don't hold their photo their phone like this they hold it in what's called portrait yet this photo in particular it's your number two photo so let's go and have a look at number one number one's also uh in landscape mode um so um good photos but uh how compatible they are for um being shown in portrait mode um they actually get smaller um airb B has to shrink that to fit it into it's designed to be shown on portrait but it has to be shrunk so it makes it look much much smaller so you do need to work on these photos

um uh I'm not sure what this is a photo of um a gutter um a wood pile um sort of a veranda it's and that's number three photo there's no bedroom photos there's no inside photos at this point

um oh okay so is this your property here and is that the tiny part maybe that's where the cattle grid is maybe that's where it is um okay I'm not sure what this is supposed to be but again a caption here would help um have a look at the tips on on photography uh and light you um you I have no idea how much you're going be asking but we'll get to that shortly um but um some professional photos given that you're probably charging through $400 a night uh some photos probably would cost you $300 or $400 and um uh can be made up you know with one extra night's booking so the cost should be tax deductible as well um exactly what this means uh um again uh that escapes me so um you're going to need to explain perhaps this what you was getting at was this is part of the entry you go through someone else's property but your land actually starts here I don't know but a caption there would would help um but we need a lot more those of the inside the the nice bits um okay uh I can just shrink me um okay uh absolutely no descriptions forget your worries in this spacious and Serene Place umh uh no idea how many bedrooms how many bedrooms oh two bedrooms four guests so we need to see like the bedding configuration um let's have oh yes now I look I did look at this the other day you've got no dates available until September so um and you could book this for a two night minimum 280 a night um are you pet friendly uh it says you can take four guests so there's probably a couple of yeah but I'll let you uh it'll let you have five infants uh no pets so this me strikes me as a something that should be pet friendly uh I'd be curious if you have pets and whether you ever take them uh to the property so uh I I would think You' get many many more um bookings uh if you're pet friendly we also want to know if you've got internet access um people going to want that um have you got access to NBN there is the good Wi-Fi coverage um uh is there cellular coverage uh which networks have cover coverage there [Music] um I think I'd be tempted to to invest in some mbn I I actually have something called starlink uh I'm not sure that I'd do that for your property but um I think I'd go for starlink um sorry NBN um I'll send you a link to a carbon monoxide detector for free so um that will get you a ranking boost um

um fire pit who supplies the firewood um no security cameras no dryer okay that's interesting um no hot water that's typically a mistake and and you've got no heating so you need to go through not included um I think there is heating uh but um I can understand that you don't include that um first a kit will well we need to see the bedroom set up as well so you got no reviews it's it's going to be very hard for you to get bookings um when your calendar is is not free so look I I think you've got a bit of work more to do Alan but um I can help you get there and I hope these tips uh he explain some of the areas that I'd be concentrating on if I was you thanks cheers mate bye
