hey there Brad Mark Smith here it is um well uh it is nice to be speaking with you um we're having a look at your photos I I don't mind your photos uh just wondering if these are um still current so um these are not professionally taken um but I imagine it's actually not a huge area as well so um the light in the yeah the light could be much much better and this looks like pardon me this looks to me like it's uh basically a studio I'm guessing that's the kitchen through here and uh you've got the bedroom it's it seems to be a very small space um so is this the is this the only bedroom um here's your apartment so it's obviously very much in a city living um very compact um I'm yes I am curious exactly how the layout goes so if you do have a floor plan I would think that would be really good now you do want to uh put here the uh a caption so on every single photo that you've got captions so okay U if what I'm imagining is that somewhere here okay this is called a um dedicated workspace by the way uh I'm imagining down below here there is a doorway uh that goes into the uh other room of the studio where they sitting and um uh the bunk beds are so um okay uh yes like now I'm a little bit confused but anyway a plan is really really really necessary oh okay so that's your bedroom oh sorry that's your kitchen so this other way must go to I'm guessing the bathroom uh and laundry laundry okay laundry and bathroom all right okay I follow um well there needs to be a there needs to be a floor plan even if you can find it on a sales contract for one of the other um one of the other units then I would be trying to get that um you want captions and uh if you can't find it then uh maybe go to a site like Fiverr or freelancer and get a floor plan drawn up because I think it would actually help quite a lot now I'm curious if this is a washer and a dryer built in uh all into one so uh again the caption could say laundry with wash or dryer with combined washer dryer uh it's good that they've got high energy ratings so I like that um but none of these have captions so you can accommodate three people which is good um just try to think exactly who your target market would be and I I would think um if you could well I'm imagining that um he's a gar um I'm imagining what I was thinking was your gear your stuff where does it go and can any of it go into storage in the garage or a basement um so again I I haven't actually seen that um yeah I can follow the the rough flow but um I think you should have a picture of the building um and some location photos of whereabouts in the city near Hyde Park so um we want some some uh some photos showing the proximity of the building to hi Park um entire unit in s Hills um next to hi Park a minutes from Museum station okay enjoy Central dis uh Central Sydney

okay we want a Wi-Fi speed test you should uh have probably have um uh very fast internet in there um I'm thinking that the um target market would probably be someone uh a longish stay type person now let's have a look at the your calendar your Calendar's not opened up so you messaged that uh saying to me that you're looking to uh rent this in the very short uh term future uh but I can't I can't see exactly when it's going to be opened up so you should open up the dates in your calendar straight away so that you can get some longer term bookings uh you also want a carbon monoxide detector if you're going to be getting uh businesse longer term type um tenants then uh if you have a lot carbon monoxide detector you can uh get something called Airbnb for work uh clients so paid parking on the premises there we go so that answers my question there's probably no storage so what happens with your personal effects um the guitar and those sorts of things do they come out and uh because the tenants probably going to want to um uh store there you know anything that they come with you've got no reviews aha okay I can see where you'd be yeah okay I know I know where you are great location uh very very Central um but oh part of the reason I was looking at the availability was so I could see the price so I can't give you any feedback on the price because we don't know you know um we can't look at any dates so um so we can't see the price so uh I can't really give you any recommendation about whether the price is any good because we don't know um so cancellation policy I think you want a a flexible cancellation policy because where you are uh you should be able to find um uh uh short stay um guests should be very easy to find uh you're in a very very high demand area so these check-in times are good so make that as flexible as you can and Brad message me some more uh when you have done some work on this uh in your host profile would like to see a picture and a little bit of information about yourself uh where you're living what you're doing um and all of that so good luck uh with your plans Brad thank you
