hi there Lisa Mark Smith here how are you um well a good question um I'm a real person by the way uh I'm up in Orange uh well you have a two-bedroom unit in Becki street now I'm not familiar with well I've been a wer but I'm not that familiar I don't know but I'm guessing what you're saying is youve got a two-bedroom unit in beckworth Street in wer uh and I'm interested to know how much demand there is for accommodation well funly um it's uh typically typically everywhere in um Supply sorry demand demand typically demand is greater than Supply virtually everywhere um now I'm sure that there are some exceptions um and I guess my question is well why would you want to put the property on Airbnb and um as opposed to just renting it out um and so I guess that's that's probably a really good question for you and it seems to me like you've got a a reason that you might want to do that such as well uh it sounds like you're two hours away uh I'm not sure where but uh maybe you're tomorrow or somewhere like that uh and um look what I will tell you is I'm an ambassador for Airbnb I don't don't work for Airbnb I'm not Airbnb I don't speak for that this is not a forecast but uh I have coached probably about 700 people in the last two years and um did get a few number of people from Albury and other places like that and uh comments that I get are that people were you know pleasantly surprised at um uh at what demand there was and um I mean I don't think you I would not recommend that you uh turn your property into a hotel where you take one night bookings uh that would be wrong I would probably if I was you I'd be aiming for at the very least two night bookings um and trying to get three night four night five nights and longer um you would get to uh walga you absolutely would get business Travelers and you'd get um people you know visiting the uh defense um places down in morer and nearby um so I I would think that'd be ideal for you to have you'd also get uh as I said business people who there sort of a fair degree of uh um price U insensitivity um where someone's you'd be comparing uh your property against um motels and hotels motels I suppose you call it other um that style of accommodation where uh a two-bedroom unit would have well for a start two bedrooms uh compared to a um a studio uh it would have very importantly a kitchen uh it would have a laundry uh and like a Clos dryer it might sound incredibly basic but I I would 100 million trillion percent recommending that you um have you know a fully equipped laundry because um and another thing you should do is have a look at is there a um Quest Apartments or something similar to that in wager uh now I I haven't had a look I'm going for memory I I used to spend a lot of time in young and um my understanding is that there is a a quest departments I know in auy and and places like that uh they've got those kinds of facilities there as well so that would give you an idea that there is demand and you should have a look at um you should have a look at those um I did some research into Quest Apartments again I'm in Orange and um you know for one bedroom apartments one bedroom here at Quest yeah um these are in a very attractive building and a very attractive part of orange and orange is a very attractive uh town as is wer um and and there's seasonal um disclaimers that you'd want to put on this I if I was you I would go to uh something called air DNA and and you can do like a a search by postcode or city um and it's usually free you probably got to sign up but they've got a free plan and they'll give you some statistics they're not statistics directly from Airbnb but they they do from what I understand they scrape them uh and I I personally subscribe to air DNA uh but what I was about to say I've kind of lost my train of thought um uh I think I was about to talk about Quest Apartments um uh I think they were charging or receiving somewhere between 250 and 300 now that was in a very busy part of um 20123 maybe in about November October November and like sure uh like orange is probably a little different in that we've got mining here gold mining so it's a very very lucrative um uh industry and uh there may be different types of demand uh issues um in in wo I'm sure that there are um and from what I understand uh wagger is actually closer to Melbourne than it is to Sydney so um so no doubt you'd get uh people from uh I know Griffith is closer to Melbourne so I I did spend quite a bit of time in Griffith so look my thinking is it would probably be quite viable have a look on airdna uh and get some statistics and have a look at it and if you've got a good reason that you want to um if you've got a good reason that you want to use Airbnb rather than use a long-term six-month um type uh tency then probably go for it yeah um I'd probably give it a go um you don't explain your other circumstances exactly where you live uh is it possible to manage our property from a distance um well the first issue you'll have is Keys um and you absolutely definitely do want to get a keyless lock uh now you mentioned you're in an apartment building so again I don't know how to people get into the apartment building um if there's a security um you want to get away from keys if you possibly can because um and it might not be possible in your building if you can't get away with keys um then you might need a um uh some sort of remote place to pick up the keys uh if you're not around um and you wouldn't want to come to town drive two hours every time there was a guest so uh you need to figure that out you need to um have a good reliable cleaner um um and if you can sort the keys and the cleaner um then there's a good chance that yeah there's a good chance you can make it work so um I hope that's the sort of advice I would appreciate some advice in this area I hope that's useful if you'd like to ask any more questions don't hesitate to give me a subject to there being a good reason um so I have done it personally uh I was from 2017 until 2021 so for at least four years uh I did it remotely from Sydney to Orange um and uh so much more than two hours drive uh I had the keyless entry sour sorted I had good cleaner I had um yards um taken care of now in an apartment building is probably not your responsibility um but it you probably can do it yes uh if you if you uh would rather use a property manager there may well be some property managers just Google Airbnb uh experienced co-host uh Google that I I am an experienced co-host there may not be anyone in uh Wago I normally charge about 20% of the rent um that you receive through airb as a fee for managing it um and on top of that you would pay for cleaning and linen uh well that would be um they they're probably usually separate um expenses so um a DNA probably don't know uh probably do not know how much it would cost to clean um and the cost of the Lin it's probably not mentioned
