hey Peter Mark Smith here it is Sunday the 3 of March uh you've asked a few question pardon me you've asked a couple of questions about whether your place would be a good fit for Airbnb and whether you should do Renovations and how much a night you might expect to get for it well um the role of an ambassador is not to um make those decisions for you ultimately some of those things will come down to to you having to make a decision uh and as I said I if I was you I would um and I'll just I'll I'll help you um but if I was you I think what I would do is um I I said have you well ask yourself have you ever stayed in an Airbnb and um and ask yourself then a second question would you like to stay in your Airbnb and eping so uh eeping I I know aing very well as I said I used to live in the next suburb boft from 2015 until 2021 and uh spent a lot of time in the upper North Shore so um uh that's sort of heading towards the hills I still spend a bit of time now let's I I'll I'll answer your question about how much you might be able to make in a moment let's just go to this so this is on airbnb.com and um it helps if you log in Incognito okay so you go Airbnb your home so I I'm not logging in using my signed in um browser but I'm using anir an in Incognito tab and then we can have a look at eeping new southwes I think you're you're talking about eeping new southwes I know that there is one in Victoria and I've been there a long long time ago so um you can put in you can actually put in your address um and you can put it in for a entire house the fact that it's got five bedrooms it will appeal to well it'll appeal to bigger groups um but it'll probably you know maybe several couples or a large family or something like that um it does sound like the house needs a little bit of Renovations but it also sounds like you're uh in the throws of doing those Renovations so um we can do an estimate of your house and again as I said um you can put in the exact address now you can actually zoom in as well and it will show you uh properties uh near eping station now it doesn't actually look like believe it or not oh well there would be some places at near eping station but I know that there's a lots and lots of units around here um all around there but um

uh it does not show um too many houses around so I'm not 100% sure but I get the gist that it may be in this snake of the woods so there's not many to choose from some at carlingford for sure um but then you'd also have to ask well who's like who's going to stay there and um what would they be looking for now if you were just in town for a couple of days you probably and let's say there's a large family say a family of five six or seven or two families um and let's say you were coming to Sydney for the school holidays yeah that's the sort of thing it could you it could do you're close to penet Hills Road there um and um I mean you're sort of close to homebush and places like that you're close to the M2 um harder to get on but easier to get off um depending which direction you're heading so um so look there isn't there isn't tons to compare and but this will give you some nightly prices two bedroom uh two houses with pool one granny flap um four bedrooms so this will give you an idea of some nightly prices uh this one does look a little bit more luxurious um uh four bedrooms um five bedrooms so five bedrooms $300 a night which is kind of interesting it's it's sort of on that um uh well that it says bof but I'd sort of call this carlingford uh yeah yeah anyway it is broft but old broft um so again there's not too much to choose from so you need to look at um you need to look at your place and say well if you were the um if you were the guest where would you stay uh for 400 a night um or look probably it's going to be in that 300 plus per night um now plus how much I don't know uh but where you could have an edge is um we do get people moving to Australia and you know it takes them two weeks for their two weeks if they're coming from Asia maybe maybe closer to three could be uh from from some parts um for their uh for a shipping container to like the their household uh stuff to apply uh to arrive and so let let's say 3 weeks by the time it arrives and comes in a container and then um so that's like you could aim for that sort of Market uh but if they're staying three weeks then you'd probably want to make it a little bit you know as competitive as you can afford so 300 a night like that's two grand a week two grand a week you probably wouldn't

um just based on the description of your house it doesn't sound to me like your house is a two grand a week house does sound maybe you get maybe you get a th a week um maybe a little bit more so um for shortterm stays yeah uh it it could be good but

um in a long-term rental you got no orip no no vacancies with Airbnb you have so that's why you have got to charge a little bit more on per nightly basis and then if you get those longest days two three four five eight weeks then probably you know You' you'd give some discounts to try and attract some people so um look if you could get if you could get 1,500 well and that's the other thing your house is going to be fully furnished as opposed to an empty long-term rental you get probably a th000 maybe a little bit more uh per week uh but you get it with 100% occupancy in other words no no vacant days so you're going to have to weigh that up a little bit um I hope that helps you to um think of some of the the things that you can consider when weighing up whether Airbnb is a good fit for you okay thanks aill talk to you soon bye
