here uh very very happy to meet you online and uh talk you through this uh property that you've got in Pottsville now uh you can come in the bottom corner here somewhere there should be an opportunity to speed this up uh I find this probably sound better at 1.5 times so let's go through and we'll give you some pointers thanks for telling me that this uh property has previously been a holiday rental um so that hope hopefully means that you've got a good cleaner uh couple of things uh and you're living remotely so couple of things that you're going to need to do when you're uh holiday renting um and not living nearby so you're going to you cannot operate your business without a cleaner uh that's absolutely critical and secondly um keys keys are also critical uh so I'm I'm what I'm looking for is is uh and you've told me you're meeting your cleaner tomorrow so that's fabulous uh but I going to want to see some arrangements about the keys uh the best solution that I can think of and I can give you a link to this is a Smart Lock uh and and having that installed at the property and um I actually recommend a lock called EO home so um they have a deadbolt it costs about uh um $340 $340 uh and that does not include a handle so uh fingers crossed you've got a handle on your door so we're going to have a look at those the first four photos are critical uh because they fit onto well the the there's five here um but four will fit on to um an iPhone or a smartphone and we're also looking at how these photos appear if they're in uh portrait or lands Escape mode so uh they're they're quite important features um so you've done what's called a photo tour so that's awesome uh and uh it's it's very nicely presented you want to put captions you've clearly well actually maybe not um you want to get these uh photos in as high resolution as you possibly can because that's one of the ranking factors that's Airbnb will show your listing um if yours and the one next door were both for rent uh they'll show the one with uh the most high resolution photos first so um you if you can get the originals from the person that did the professional photography I would get them you want to also put a caption here um and uh that that does actually help yeah beautiful styling very very nice styling uh nice and light uh that probably been taken professionally if I was you even if it cost probably $300 which would be typic a typical expense maybe even a little bit more maybe as close as 400 then I would U be buying the um high resolution photos from the photographer uh and your estate agent um should know who took the photos because it's been uh listed for sale and you've just bought them so uh it is worth the expense because you rank higher and it only takes one booking and there's there's an extra 300 bucks so that's going to cover the costs so um very very nice styling uh staging is great I'm guessing you bought all the furniture um so um uh if I notice anything that's missing I I'll let you know but you've got enough seats here uh for six so you want to have six of everything at least uh six of everything n and forks um linen for six uh all those sorts of things so um there is a lot of photos here uh before we get to the bedroom yeah so I would be rearranging this that looks like it's a king bed so you want to write in the caption here king bed um King beds are popular I'd probably get a another lamp uh you've got got ceiling fan so that's good uh you probably got to see Breeze you probably don't need air conditioning but you can talk about all those things in your uh your caption yeah this this does look very very nice so I think you'll probably do um actually quite well put the captions in they're going to help um that's actually very clever how these photo has been taken uh and you can't see where it's been taken from so that's uh I'm guessing it's been digitally enhanced I'm guessing the uh uh I don't know how they've done it but very interesting okay uh and this is a drone photo so um I I do talk about in my videos I do talk about using drone photography um so you've I've seen two drone photos already and I love it um so I think that's good now there's your front door and we're I don't know if you heard me talking about it earlier but uh if we're going to put a Smart Lock in we want to put it here you don't need the handle so you can just use the the standard Igloo home door uh and that does away with keys so that's another expense you probably want to get the keys recut after you've bought the property so I would be looking uh immediately you can write it off for tax um I'm not an accountant so don't take that as tax advice but I would think that that would be a reasonable expense

um yeah I would I would definitely definitely want to go keyless if I was you um okay looks in beautiful condition um you've only got four outdoor uh seats I'm guessing you're near the ocean these are probably going to rust um it would pay you to have you know good quality things um think about getting six seats there again great location close to uh close to the ocean you probably got sea breezes uh I do want to know if there's a walkway anywhere here that you can get through to the beach so um you want to put that in your guide book uh that's probably the walkway okay there we go so um you you're reading my mind if you could digitally enhance this um if you can digitally enhance this photo and um and mention the walkway then I'm assuming that is a walkway uh that would be really really really good again you want um captions mention what beats this is if it's patrolled or unpatrolled um I'm guessing it's unpatrolled then um you're probably are duty of care to um your guests so mention all those sorts of things great photos can be a little bit better with the highres um you're in a category called new um self checkin ah key safe I I don't like key saves because they evolve keys so I think keyless is the way to go um so that's my recommendation you can ignore it if you like 2.5 bathroom so does that mean there's an on sweep I'd be surprised if there isn't a floor plan that you could put you could get a hold of I would be put putting that floor plan there uh as well when you're there at the property tomorrow do a uh and if there is a Wi-Fi um go to the WiFi network and uh put in the passwords uh go under uh in the app go to uh listing then amenities and under amenities go right down the bottom to W for WiFi and do a speed test there and um you you want to um you want to speed test carbon monoxide detector I'll give you a link to a free one uh and because you've got no reviews um we want to um yes we because you got no reviews we want to make your um cancellation policy as friendly as possible so let's have a look uh now you've got a three night booking Okay so I'm guessing over Easter that might be you uh normally it's a two night but what here see here where you've got three nights you want to be managing this and do a custom stay and give someone a discount if they use all three nights because uh if you have someone that books two nights you're going to be left with one night that you can't get rid of now 200 uh does sound incredibly cheap uh um does sound incredibly well it sounds very good value actually for three bedrooms um for um you could maybe do a little bit better I I would think about a cleaning charge as well because cleaner is going to charge your money so really $180 a night then you pay um let's say it's 150 to clean you you you end up with $200 so you've got managed these um kns as best you possibly can um so I'll send you a link to how to find out about custom stays um let's see um let's see what the pricing goes to h you don't have a pet fee so I would be thinking about a pet fee um the cost of pets um typically would be about 30 to4 $4 a night uh in a uh in a kennels um I want to go here so I can see your cancellation policy um I would go more flexible than this because you don't have uh you don't have any um reviews yet so look I think it's looking good um you can improve your listing uh quite a bit I'd like to see a little little bit more about you um there's no details about you and uh so I'd like to know about you because one of the things with um uh hosting is uh you get to uh have contact with your guests and um you know that's that's actually one of the highlights uh is getting to know people so I I would strongly strongly recommend that you um I strongly recommend that you uh put in something about you you know um you don't have to put in all your personal details but just a little bit of your story so thank you very much um good luck with your hosting talk soon bye
