hello Kate Mark Smith here Wednesday 27th of March 3:30 pm. pardon me um thank you very much for asking me to have a look at this uh what a beautiful feel this this place has uh to it one bedroom one bathroom uh but it looks like it's got an incredible feel to it now uh you messaged me I said I'd do a critique for you you messaged me and said you couldn't see this uh as yet um at the moment it's showing that uh I can see it because I've got special access but um but uh the average person in the public can't uh here is a link though so this is how you get it um so you get that via share copy link now you could probably see it I'd say third people probably can't see it probably so that's that's probably why you can't see it um um doing the usual search um but I'll go through give it give it a bit of time I think

the I'm not sure if youve put in um the St number yet um I'm not sure if that was you that I was talking to or someone else but anyway um er give it a little bit of time probably after you put in the St number it would be between one and two full days um and then it should be live but uh yeah um so design a coastal apartment uh going to be interesting to see how close to the coast it is and if you've got some drone photography this these are the sorts of things that I would want to know if I was looking for a coastal apartment so let's um have a look um you're in a category called new at the moment um and you will show up fairly soon you'll start to show up on on maps and that's a very good way to see your property is to go as a traveler there's two um there's two types of uh airb um ways to view one is as a host and the other is is as a traveler uh and so if you would want to see the all of the competitors around you you would have to look at that as a traveler and you can get to that by you know typing in Waverly um Waverly dates or probably put in um I'm Flex oh not yes Waverly flexible dates uh and but numbers of guests and then search so um that's that's how you go uh I'll give you some a critique now of things that I noticed and to me these don't look especially high resolution um and you want them to be as high res as possible so they look like beautiful photos and they actually look like real estate taken photos but um it would be worth your while to um purchase the uh original um highres photos if you know who professionally took these uh then I would I would spend the money it probably cost you about $300 to do that uh it would be worth your while these are these look you know very smart photos um uh one thing to keep in mind though when you do look at these on a smartphone most people hold their smartphone in this orientation it's called Uh portrait yes uh whereas this one and many of the others are taken in lands cape and so sorry got a sore wrist um the when you flip them like that they become smaller so um have a look at these photos in portrait uh as well as lscape and you'll see what I mean um um undoubtedly they look better but uh they look better when you can see the whole photo but um if they they're only taken uh if you're only viewing them on a smartphone then um see that is Portrait um this should not be the second one by the way and you do need to put in uh captions so the first thing I want you to do is get uh the highes photos if you can secondly uh reor organize these and make the first four photos your best four because on average people look at at at at least the first four and this doesn't it does not need to be in your first four um I'd be looking at some drone photography probably uh okay so that's your kitchen uh but it's kitchen laundry it's it's obviously compact if I could put it like that um I would still probably alter this and a bedroom photo yes that's what I want to see next so uh caption here king bed queen bed whatever um I mean that's that's beautiful uh very very smart looking and uh a lovely Outlook uh is this a Coastal View um yeah this this should come before the kitchen laundry I think as well um although this is taken landscape if we could get the entire well maybe it'd be interesting to see whe How much better or how much different it looks in with this whole shower um so you have what's called a dedicated workspace which is very very good um I'm curious if your modem is near here and if you have a lan um well if your modem is here then you want to um say that you can get a ethernet cable um because some Travelers you'll get longer St days that's what we're looking for longest dayss in other words more money uh is this in this looks outside so that's that's beautiful again this is better in my opinion than photo 2 um that's you know smart um I'm wondering if that's actually the bedroom I wondering yes that's probably is the bedroom so this is probably quite a compact place uh beautiful feel though I can I can tell so probably yeah this this is probably the best photo of them all so far um maybe the second best um it's very nicely taken so it's clearly professional I don't think you've got the highest res photos um yeah okay I understand the floor plan um so speaking of floor plans if you uh have just purchased this property recently uh the estate agent should have a floor plan and you should put it in um so that the guest knows exactly what to expect um I like that uh and it fits in with the coastal theme uh very Arty again this this one as well I'm not sure where that is probably that is um uh over here is the lounge and the bedroom and everything's in this direction so okay yeah so I'm saying the dining room is probably up in this direction yeah that's that's nice

so beautiful very very tasteful Cate um but you need captions in all of these you want the highest r that you can get and please spend the money it's it's it is worth it you've got what's called a photo tour um so that is uh that is is true that is good that is really good so people do know what they're getting but uh floor plan would be even better all right um so you're in a category called new I can't see your prices yet um park for free this is one of the few places with free parking does that mean it's got a garage um or a Cort uh parking on site with only a 10-minute walk to the beach okay top floor Northeast facing Treetops okay with your Wi-Fi sit next to the W uh the modem and do uh go to uh the app in the phone uh go to listings and then amenities and then Wi-Fi and then do do a speed test in there and that will add Wi-Fi 250 megabits per second or whatever the speed is um a carbon monoxide detector will also give you a a ranking boost so you appear higher so if someone's looking in Waverly they're going to see the new ones are usually right at the top the ones with high res new photos are even higher and the ones with carbon monoxide then highr then new uh at the absolute highest so please order I'll send you a link to a free Carbon monox side detector you please order it you've got a dedicated workspace people will want to know um how fast the speed is so um now two night minimum um you can do these custom stays I I recommend you go as soon as you get this go and make even though it's Easter just around the corner um like a couple of days time set this up for 3 night minimum uh so that yeah you you you could get you could get a last minute booking uh I know people that have got brand new listings because you rank right at the top so anyone that's looking uh I I would I would set up at least for this weekend uh this Easter weekend set it up for three night minimum you probably get it um okay so let's yeah uh you've only got 8 hours left to book um for Thursday but for Friday yeah yeah Friday Saturday Sunday night check out Monday yeah you you there's a good chance you'll get a three night booking and that that would be fantastic now I can't see your prices you've got no reviews yet

um I'm not sure that I put Coastal um [Music] certainly wouldn't put beach front uh maybe you can get um yeah maybe you can get away with Coastal um and I think Kate we also want to know a little bit more uh about your property share this tab instead yeah oh born in the 80s speaks English property manager lives in randwick okay I live close by love interior design yeah that actually shows uh well if you're an estate agent uh property manager you should know the you should know the photographer it makes it it makes a massive difference if you can put just a little bit more about you um here I think that would be great

um um okay any other rules checking after 3 check out be 10 and what that does is if you want to give someone a later checkout then um then people love that and they'll give you better root reviews but if you make it 11 it's very very hard then to give them a later checkout because someone's probably checking in you know and you've got cleaners and you know they'll be they'll be very very very busy um if you're a property manager I'd be very keen to to talk to you um about other clients that you've got that um in your neck of the woods that
