Ilaria Mark Smith here uh 20th of March 2024 um well thank you for very much for your inquiry about a a property in Italy um wow uh this is honestly uh I'm based in Australia so honestly I haven't um I have not uh done any other appraisals or um things uh Consulting with anyone about properties in Italy but uh I I am an Airbnb uh Ambassador and uh something of an expert um and you can read about me uh by going to my host profile so let's have a look at your um your listing and uh the first thing that strikes me I'd probably like to see a a photo of the outside or some sort of location shot uh there's lots of inside photos um uh there may be one but what I'm saying is in this first four they're all the bedroom so it seems like it's like a studio or something like that um it has got a pool so I'd like to see that but let's and this is a translated version uh of your listing so um we'll we'll get to this now you can in the bottom right corner you can actually spead this up if I'm talking too slow um so again translated version and Oasis a piece um maybe uh maybe something discussing whereabouts that it is uh an oasis of piece near the beach or whatever uh I noticed the um near yeah this body of water so I'm not sure what this body of water is but we'll we'll come to that um so let's have a look at your photos um okay there is a photo of the pool um but what we want to know is um we and an exterior one but we want to um these first five photos or certainly the first four and you want to look at them on a mobile phone so you want to see how they look uh in portrait mode um so um some of these look like theyve been taken in landscape mode which is this way um so you want most people a great uh number of people uh view um Airbnb photos on a smartphone in portrait mode so you need to just check that out now you have done what's called a photo tour which is great but you need to put in captions here and um Airbnb can translate that um but we want to see these um captions of um um now clearly this is a looking towards a bedroom uh but you you probably need to say something about that um if if there was a floor plan that that might be interesting it looks like it's just a studio oh okay you can get a bit of a sense of the the size of the property um not great Lighting in here um and it' be interesting to see what is in these drawers so whe we got knives Cutlery Crockery um pots and pans sauce pins um and so on okay you've done a reasonable job at um uh taking photos of the property but again captions would would help um you can is there a balcony by the way uh it there looks like there's some door out there um

so yeah uh again you've got heating so I maybe use the word Heating in the captions um that one kind of looks nice um the lighting is actually not too bad you've clearly got a fridge so um it does seem like quite a complex a compact Place uh this is probably one of the better photos of the bedroom I think that's probably all you really need um the there seems to be a lot of photos um this is one of the better ones um now this is a fairly compact uh um bathroom um and it does look a bit tiny um and I don't know how easy it is to navigate that maybe if you could have a a look at taking this from another angle um toilet paper it's usually a toilet roll holder but anyway

um that's fair enough uh this this one should be taken um at a higher resolution it's not very it's a little bit grain grainy so I'd really like you to take this again I'd like to see some outside photos I thought you yeah I thought you would actually have quite a nice property uh now that that is better that is actually better um but can we get this from another angle as well so again um you do need to put captions in every single um in every single um photo and put in some exterior ones full bathroom bedroom yeah probably these two are the only ones you'd really need there proba this four of the dining area probably pick um you maybe this one uh that's like you don't need probably quite so many this is a good photo of the kitchen um

um living room yeah okay so the photo tour is quite good um let's have a look at your profile araria doesn't tell us anything about you uh other than oh okay you speak English Italian Spanish um I'm wondering if you have any connection with us with Australia because I'm actually not sure how you got referred to me here in Australia but I'm glad you did um um if we could know a little bit more about you uh that's that's good um check in yes that's good good good good I'll send you a link to a um carbon monoxide detector that gives you a bump in the um the ratings uh it does not oh yes you have got Wi-Fi would like to know the speed uh in Australia uh we always have smoke alarms but let's get you at the very very least a carbon monoxide detector just so that your guest safety it's it'll be free and I'll send you a link um and we'd like you to do a speed test using the airb app go to um in the app on your phone go to um amend uh listing then amendes then go down to WiFi and then there's a speed test in there uh and it'll say um uh WiFi 300 megabits per second or something like that um so yeah um I can't see a price at this point so it's it's not letting me see that so I can't see your cancellation policy but I personally recommend and use um a flexible cancellation policy and I recommend it to everyone that I

uh everyone that I can um okay okay so you're on uh body of water here so we'd like to know a littleit little bit more about maybe I mentioned somewhere and you're heading um some comments about that so those those are some general tips uh if you've got any more questions just uh message me anytime through the Airbnb app uh very nice to meet you araria oh yeah I can't quite I can't see your dates but at the moment there are limited dates that are available um two nights two nights might be a little bit uh might be a little bit um not minimum okay okay okay um let's see what happens if you bought for two weeks yeah I can't actually see the prices but um it'd be good if after a week there is a um weekly discount maybe even some incentive for people to stay longer um so you have a two night minimum but if they stay three four five 10 nights um do they get a discount so you can find out about that in the um I'll send you a link to something called the complete guide to hosting and you want to Google you want to uh um search in the complete guide for something called longstay discounts and that should bring up if you type in Long stay discounts that should take you to an article saying how to set them up so you can give a a discount for three four five nights and then you know say seven 14 and then monthly discounts so um I can't see that you may already have it set up do do what I said about the um flexible cancellation policy I can't see that put in some information about you the host people want to know um the pool photos uh free parking on the premises that's actually quite important
