good day there Jonathan Mark Smith here uh Monday 18 March 9:30 a.m. uh a good morning to you well look thank you for asking me to um by the way you can speed this up so um thank you for asking me to have a look at your listing Well the very first thing um I have to say that I notice um is like the photos um these are clearly not professionally taken and like it actually shows and um you have this beautiful new badge here called new and what that means is that you sit at the very very top of the rankings um and you can't waste that you you can't waste it and uh I mean I can't quite see because you're brand new booking but I can't see exactly how much you're asking a night but I'm guessing it's hundreds of dollars a night so um I say you absolutely have to invest in some pH uh some professional photos that's the absolute first thing um and I would say well I mean tell me if this is what you want to see if you're planning a holiday to um your part of the world uh a picture of a SN um some outdoor settings um a unprofessional photo taken of the floor um these yeah yeah I'm sorry to be so blunt but um these are just not good enough um I'm I'm quite sure you wouldn't book this place it's got no feel um you you yes uh they just you can't get the feel of anything uh or at least I can't so um okay at least you got captions in so that's good but this has got to be retaken the light is is poor none of the lights are on it's dark um um you know this is a shot of the floor so please um I think you'd have to start by getting some professional photos I can see it's a it's a stylish house you got a beautiful Lounge um but um actually I'll tell you what I'll do I'll I will send you a link to um uh something called the complete guide to hosting where uh it does actually have um some tips on photography see if you can take some better ones yourself but um my my my thinking is well if you're charging hundreds of dollars a night please just take some um decent photos so this is the number two photo a picture of the sink I I get what you're trying to show is uh you can see the water but it's a shot of the sink and a window and the side of a house so um it again it's it's not it's not um it's not the number two photo of the house uh then we've got a photo of a a of a shower with the um the top uh cut off you know the the nozzle we can see someone uh in the mirror here um professionals just wouldn't take this um you can't see the wall like it's probably a very very modern bathroom with floor to seiling I I can see this with floor to seiling uh tiles yet you can't see any of it okay um Quality bath Tails well we can't see

them um beautiful shot of the pavers barbecue in the evening uh you have a barbecue um let's get a shot of it uh of the actual barbecue um we've just got to do a whole lot better than this I'm sorry um yes you got some Lush

stuff

I I still can't see the barbecue so is this the is this the building here Jonathan I I don't really know um

so

yeah okay beautiful shot of the bed spread but um we're not feeling the romance

um so just has to be a whole lot better an absolute whole lot better um park for free so that's good

um lots of words relaxing a lovely recently renovated family siiz apartment we you really can't see any of it um yeah so I think I'll come back uh at some point okay one one bunk one coin one

bunk no carbon monoxide alarm I'll I'll send you a link so you can get a free carbon monoxide detector uh we want to know the Wi-Fi speed um people will absolutely definitely want to see that um we can see where you are so that's good um no pets so um so we can have six people but no pets and in fact um uh I I don't think I saw carpet so um you can charge extra for that um carbon monoxide detector specifically noted it seems like what why I'm saying no pets it seems like it's a family property you've got bunks for uh so that' be four people plus a coin a mom and dad four kids and we're leaving the dog at home um so yeah got to do a lot lot better I'm sorry um I can't see your um calendar yet because it's it's saying that uh that's not yet available uh but what I'd be looking for there is the cancellation policy um I think in your instance uh you'd want to have a um what's it called a a flexible cancellation policy definitely not a a strict one um because you've got no no reviews so no one has reviewed you yet so it's all the risk of the of the guest I can't really see what the place is like so um you need to encourage bookings and by making something non-refundable you know $1,000 non-refundable for five nights or whatever it is um then I think people are are unlikely to book um and um you you want to get that cancellation policy right I'm sorry to be so hard but um it's um plenty of up to six people plenty of room to spread out but again uh you can't bring the pet on holidays so um okay fair enough you might like them but um uh that does eliminate some of your family Market um okay well look let's let's have have another look at this when you've got some professional photos um I I would um uh I think you would look to uh maybe talk to an estate agent and get a recommendation on a professional photographer okay all the best talk soon I'll happily relook at it when you got um some uh professional photos but we need to see all of the bedrooms some proper proper photos of all of the bedrooms um and you know your outdoor space um yeah have a think about this as if you're you're the one that's paying um whatever it is 200 however many dollars a night um it may be more than that uh is this what's going to appeal to you what what would appeal to you Jonathan what would appeal to me I'd want to know there's no photos of the banks there's no photos they just you can't really see what we're getting is there only the one bathroom by the way is there any on sues um yeah six people coming sharing one bathroom uh maybe floor plan would be good um possibly some drone photos as well again your professional photographer May well take those okay thanks aill bye
