Good Day Vanessa Mark Smith here Tuesday uh 9 April 2024 my God it's going quick um well let's have a look thanks very much for your messages um it's been uh it's been good um let's have a look at your listing and we'll just have a a quick critique of it and see if there's anything that we can improve um entire guest house inkum levinus uh granny flat it would be interesting to um understand the connection between you and Lavinia if there is one um and people love the story so I'm going to tell I'm going to share with you some links and I'll put them uh I'll put them in our chat um I'm gonna send you some links about how you can craft your story uh and one of those things is uh we want to know about you the host so everyone has a story and people often travel and book with a Airbnb host because uh it's very much more personalized um so let's have a look at your property anyway um you're in a category called new and you'll be here for maybe four to six weeks something like that um and uh it's while while you haven't got uh any reviews at this point it's there to help you to be you know higher up the list so that when so you can get some reviews and so that there can be some good Fair competition um just having a look at the photos I will send you a link to something called the complete guide to hosting um and the photos are nice um but they can probably just be improved a little bit uh with light see how just uh shadows and darkish and uh they're clearly not professionally taken now that's okay then it may be more difficult to get one um a professional photographer that is but um it is important that uh this is like this is your first opportunity to impress like that um that uh PowerPoint there looks like it's taken on a funny angle so I'm not sure what you've done with your um camera to yeah it looks like you've used some sort of fishe lens or something like that um you should be using captions as well so um like what I want to know from this room I I would probably put these lamps on uh I think what I would want to know is uh is this king bed or something like that and by not using a caption there um you're missing that opportunity so um let's just go back to photo one well we'll go back see this is this is what's called your hero photo and again it's got to be your best one and it's got to really set the the the mood and explain yeah tell the story of uh of your property I I would probably like to see um some exterior photos as well so I haven't seen that and it like if you're in a wonderful garden setting or something like that uh it's all part of telling your story so keep in mind your story we want to know that but um okay let's go to photo one again um I reckon you could do with some lamps here uh none of the lights are on and no captions so um um airbnb's algorithm picks up all these sorts of things it picks up what you've got on your bench top if you got a knife block or a toaster or something like that it it it then knows um um you could probably do better um with this screen and okay it looks like the lights are on or one off but maybe not that one and uh have you got Lighting in here so again filling up your uh your benches um not cluttering but uh strategically placing a toaster or a knife block or a coffee machine uh people love to see those Nespresso machines um well there they are hidden away in the corner um well that looks like a a jug I'm not sure what that is maybe that's um coffee supplies or something um anyway uh we can tell there's a gas heater there so that's uh wonderful um and the light is a little bit better from this angle um yes I still can't quite make that out but I can make out that that's a microwave so again each one of these use use your captions they're there it's free advertising so uh and have a think about your lighting as I said um and uh some professional photos um again like if you've got ISL tastics there turn them on uh and retake that um and um so please check out the links to in What's called the complete guide to hosting check out the um there's many articles on improving your um your photography these aren't bad photos but can they be any better um maybe maybe just a little bit um it would seem this is your washing machine so it's like a laundry uh laundry bathroom combined again pop the EXL tastics on and this this room would probably change dramatically and it does look like you've taken some sort of um like a 360 type photo um it's it's hard to work out exactly what you've done but um I mean you you're getting in quite a lot of the bathroom or maybe maybe there's a bathroom and an on Suite um a floor plan now there's there's an idea uh if you've got a floor plan uh throw one in um people then love to to know what they're getting this looks like uh an amazing big shower head you could even run uh yes waste a little bit of water but have it running have the iil tastic going and again use your captions you know on sweet off on sweet off King bath king bedroom room um so I I definitely oh here you go so again it's hard to work out uh which rooms are which uh laundry bathroom combin you know use those captions so you've got 10 photos uh it's not too bad but I think you can um do I I think there would probably be more that you could get some outside photos some drone photos you don't actually have to spend a great deal of money but um you can tell your story a photo is a thousand words so um I would be looking at that I would be looking at who's Lavinia um and um yes this doesn't really tell you story so uh carbon monoxide alarm uh I'll send you a link to a free one um and you should be getting that uh whyi no Wi-fi um it's one of the very first things that people look at and also pets are right up there child um child uh like cots um travel cots that sort of thing um baby change tables uh you you don't have a bath so uh not that I saw anyway um so yes you absolutely need to have um Wi-Fi there or if there is no Wi-fi um well if there is include it and if there isn't um you prob well yeah you probably are missing out on some bookings no air conditioning you've got uh gas heating carbon monoxide yeah I look I think well put one in it'll give you a a ranking boost you know I said you're in the category new uh one of the other things some of the other things that give you a boost is if you got professional photography uh it can tell whether the photo has been taken on a smartphone or on a $20,000 Canon um or Pentax or whatever it it can tell there metadata and uh it will rank those professionally takeen photos better than photos just taken on an iPhone uh and carbon monoxide alarm is one of those things that also gives you a ranking boost so if you've got uh carbon monoxide professional photos and um captions the the you know this all little things that you can do um dryer uh do you have access to a dryer in the main part of the house if you do i' think about putting it in and Wi-Fi so if you do have Wi-Fi do a do a Wi-Fi speed test if you're not sure how to do that um go to the complete guide and there's a search box up in the top corner and um top Corner that way um and you could just type in Wi-Fi speed and um speed test and uh you'll get that now let's have a look at um your bookings and this would let you book for one night which I think is probably a mistake because you're probably not a a hotel well we're not we're not hotels um where did they go um okay I'm getting a 500 so um I can't quite whoops well I'm going to have to probably leave it there unfortunately Vanessa but I hope that gives you an idea uh I don't know why I'm getting a 500 on your uh on your calendar but the things that I was going to check was um cancellation policy since you've got no uh reviews uh if you have a strict cancellation policy people book and then they lose their entire St um it doesn't um the review system is designed to um build trust and uh when you've had 10 reviews uh then probably um you could go to a more strict policy and probably get away with it um I would recommend for now using flexible policy uh I'd probably recommend not having a one night minimum stay um because that can cost you you know a one night on a Friday night can cost you a a 7-Day booking so um um uh do oh pets pets uh I did look to see whether you were pet friendly uh I can't go back there now unfortunately but uh that's something that would have been in my mind um and your your host profile we want to know about you Vanessa and if you can tell us a little bit
