Another in the series of perfecting your Airbnb listing

Outline:

The video is a critique and advice session for a person named Belinda who seems to have a property listed for rent or stay. The speaker, Mark Smith, provides detailed feedback on the property's online listing. He suggests rearranging the order of the photos, considering the inclusion of certain amenities like a barbecue grill, and rethinking the property's heading. He also advises Belinda to include more information about herself in her profile, consider offering long stay discounts, and think about the story she wants to tell about her property. He also points out the importance of considering the guests' perspective and needs. He ends by suggesting Belinda to include photos of local wildlife and check if there's a fenced yard for pets.

"Hello, Belinda and Mark Smith. How are you? I know Pearl Beach very well. I have good friends up in Umina Beach, and I used to visit there regularly. Let's minimize this. I'm not 100% sure about your questions, but I'll go through them. You can speed this up, by the way. In the bottom right-hand corner, there's a 2x or 1.5x speed option. Personally, I find I talk too slowly, so you might want to go a bit faster.

Now, before we get into the details, your listing is categorized as 'new,' which means you'll be prioritized in the listings. 'Architecture in the Trees' is your theme. I'd offer this feedback: I think people will be coming here for peace, quiet, and the beach. In winter, it might not be as appealing, so you might want to consider that in your heading.

Let's move on to your photos. That's a lovely photo, and it clearly shows your place in the trees. Let's take a closer look. I'm not exactly sure where Pearl Beach is, but I'm familiar with the area. You mentioned it's north-facing; that's great.

Have you considered adding a barbecue with a bar as well? Now, this photo is well-lit, suggesting it might have been professionally taken. I'm not sure about that, but it's a good sign. It shows the aspect of the property, which is important. It looks like you might have to climb many stairs to get there. Is street parking available?

Regarding your photo order, I'd rearrange them. The first four photos are critical. The light in these photos is excellent. I'd rearrange them so that they showcase your property's best features. Photos of the bedroom and views should be higher in the order.

As for the fireplace, it looks great. But you might want to reconsider the order. This photo is probably better than the one before it. Also, I'd move this one up the list. It's a fabulous photo. I'd prioritize it over the fireplace photo.

When it comes to your personal profile, there's not much information about you or Belinda. Adding a personal touch and some background could make potential guests feel more connected to you.

I noticed you had previous hosts. Do you have any information about the types of guests you've had? Were they families, couples, weekenders? Knowing your typical guests could help tailor your listing.

Your listing mentions 'sitting lightly on the bush.' While it's clear to you, potential guests might need more details. Consider telling a story about your property and its surroundings.

Now, let's talk about amenities. Wi-Fi is essential, and you can even check your Wi-Fi speed on the app. Consider highlighting this if you have fast internet, as it's crucial for remote workers.

I recommend getting a carbon monoxide alarm. It can improve your Airbnb ranking. Also, providing essential items like shampoo, toilet paper, and towels can make a big difference for guests.

For booking, consider extending the minimum stay to at least two nights. This would help cover cleaning costs, especially if there are many stairs. You might also want to offer long-stay discounts to incentivize longer stays.

Your check-in and cancellation policies look good, but make sure to specify the check-in time.

I hope these suggestions help you optimize your listing. Remember to tell a compelling story about your property, add more personal details, and consider the order of your photos. Good luck with your Airbnb adventure!"
