hi Sharona Mark here is it Sharona yes Sharona hi Sharona just wanted to make sure I was uh saying the right name I'm just gonna quickly I can't see my screen so I'm just going to quickly read through your um message now um you were talking about an instant well you weren't talking about an instant booking you were talking about a booking and um so uh there's a couple different types of bookings that you can have so if I look away I'm just looking at my phone of uh the um conversation so you said you had you found the calendar a little T confusing there are some videos that you can watch uh some videos uh certainly some resources so I'll send you the link to what I call the bible really it's um the host resources and they walk you through the steps to do everything and there's a search box up in the top um the top left corner uh where you could just type in something and feel like how does the calendar work and uh it should bring you list of a whole bunch of things so calendar is actually very very good um I would encourage you to set up what's called instant booking but um you'll get more bookings that way so people like to book and get instant bookings and some people will only look at things that they will they can um get book instantly and the other thing with an instant booking is once they're booked they're pretty unlikely to cancel so uh whereas if they're not booked uh they might get looking so um I would have a look by the way at the host resources I went and had a look at your listing um the first four pH are so important you've got to hook them and um um I would maybe play with the order I'm also thinking um you could maybe think about getting some professional photos as well um I have a look at that and I might contact you a little bit further but um so I would recommend um instant bookings but only where the guests meet the criteria and the criteria that I set is that that that they must be that they must absolutely must have government um ID confirmed and that way if anything goes wrong ABB andb knows who who these people are because they've checked in you know they punched in their driver's license and if anything goes wrong you've got this thing called air cover and air cover will sue the people and take legal action if anything you know they don't pay or they damage things or whatever um you've got you've got a much stronger leg up um I'd think about um I would think about taking instant bookings from what are called experienced guests which means people that have been to airbnbs before and have a rating so they would normally um get what I take them instantly but I take but I still take bookings from people that it's their first booking and I would definitely take those but they will be ones that come through and have to be prayer approved so um so you look at them and as long as they got the government ID I normally take them just chat with them why you're coming here blah blah blah blah blah um and um I've never had a problem with a first- Time guest um sometimes they might need a little bit more explaining um but yeah so yes I that's so it could be that you've already set that up and that come through through to be pre-approved because uh they are a First Time guest um you also you asked about should you block them for 24 hours if they're coming tomorrow then I would say no don't don't block it for 24 hours because it means you can't get another booking in the next 24 hours but um if it was for two months time then blocking it for one day means uh they're kind of committed um they can say no but they're making an inquiry could we have this now sometimes they might say oh can we bring our pet Pho uh and that's you you haven't got you can actually set up pet fees and I I do take pets and a lot of people um very few people will abuse your property like if any um very few and people um spend more money on their dogs and cats than they do on themselves for haircuts and all these sorts of things so these things are usually very very pampered I do um things like byi linen so that if um uh you know if they've got a big dog and it messes up your beautiful white linen you don't have to worry about washing it so that's that's something you can do um I do that sometimes um quite a lot of it um so I'm getting off track from what you asked you asked uh so preapproval oh so if they applied they inquired can can we bring our dog but you you don't instantly allow um pets then that it will come through and ask to be preapproved um so yes I would not take a booking for tomorrow um and and pre-approve them but probably if I would allow them to be pre-approved depending on how close to travel um if there's anything else you want we can have uh you can send me a list we can do a little Zoom or whatever um I'm a real person I'm actually in the Lower Blue Mountains in Sydney uh but I also have I'm the community leader in Western Sydney it's everywhere from west of param huge group um huge territory and also but not doesn't come with the Blue Mountains although I live in the Blue Mountains uh and I'm also the community leader west of the Blue Mountains through to Duo so
