Make sure you get your free carbon monoxide detector .... having one gives you a speed boost so make sure you order it and make sure that you update your amenities to say its there once its arrived.

It has its own access but we will be above the space as they will have the whole bottom floor to themselves. It has 1 bedroom, lounge room and bathroom

what sort of guest would suit you best?
 
e.g. business traveller, weekend traveller, someone visiting friends and relatives?

We would only be providing a kitchenette so any couple or individual for business, weekend travel would suit it best
 
Is yours booked out often? We only just bought our place and aren’t sure whether to move back home and rent it or whether we’d make similar money through Airbnb. How often do you get people staying out of curiosity

every airbnb has different demand and it all depends on many things that are variable especially the following: photo quality, reviews for your listing, pricing, location. In general demand exceeds supply so I'd encourage you definitely to go for it. Pick your market .... maybe things like foodies, weekenders, people visiting friends and relatives in the surrounding suburbs, short term business stays, things like this and - go for it!
