Another in the series of perfecting your Airbnb listing

Outline:

Mark Smith provides detailed feedback on a masterpiece Airbnb listing in the Byron Hinterland called Hinterland Haven on Earth. Recommending encourages the owner to get guests to save the property to their wish list, as this improves the algorithm ranking. He reviews the photos, suggesting that the fire should be lit in the fireplace for the photos, and that the order of the photos is important, with the first four being critical. He recommends having a bedroom photo higher up in the order and criticizes the placement of pool table photos before bedroom ones. He also suggests having captions for every photo and possibly getting professional photography. He advises rotating the pool photo closer to spring and summer. He also recommends having a carbon monoxide alarm as it improves the Airbnb ranking. He suggests customizing booking periods and emphasizes the importance of reviews. He offers further assistance via a zoom or telephone call.

Jackie Mark Smith here, how are you? Thank you very much for reaching out, and I'm happy to support you. I'll give you some feedback now. First thing is, you can actually speed this up. So if I'm talking too slow, I speed myself up when rewatching. Hinterland Haven on Earth, well, look, there are a couple of things here. Firstly, I've saved it to a wish list. Don't ask your friends to save them because you want to get guests to save it and add it to the wish list, not friends. Because then guests come later on, they go back to the wish list, and then they book it from the wish list. That leads to the algorithm knowing this is something much better.

I'm going to go through your photos, and this is not criticism; it's just some helpful suggestions from a pro that will hopefully help you. Now, the first thing here, if you're going to have this photo, I would have the fire going. These look really good, but if it's not too difficult to have the fire going or if you have a photo already with the fire going, I would have the fire going.

That's a fairly nice one. I did see that there was another beautiful one with the bathtub, one at dusk with a silhouette of the mountains. I'd actually put that fairly close up as well. The order is really important, especially the first four photos. They're really important because on a phone, the first four are critical. The order is important.

Bedroom photos can set the scene for romance. I'd be tempted to maybe have a bedroom photo just a little bit higher. These are all very good photos.

Yes, so I think it was this one that I was thinking should be up a little higher. Pool tables before bedrooms, no, no. You've got to get the order just a little bit better. I'm not sure if this is your main bedroom. Let's have a look at the captions. Okay, bedroom two, it has a king. The captions make sure you've got captions in every single photo.

So, okay, bedroom two. I'd probably like to see it bigger. If you can make that bigger, have you got a floor plan? Maybe the pool.

In the middle of winter, probably not such a big deal. But at other times of the year, yes, I think you want to have. So you probably want to rotate this. So that's closer to spring and summer.

I'd even be tempted to have this way up at the beginning.

This one is even better than that other one. Probably this is the one to have actually first, not number 28.

That's like a fisheye type photo. That belongs at number 29 for sure.

Touches of Africa. There's a little bit more to do with these photos. I'll see if we can give you some professional photography because I think this would absolutely rock. So this has a fire, but the fire's not going. The photos are pretty good, but I think you could possibly make it a little bit better.

Probably use this one instead of number 16 or 17. Put this one towards the front in the first four.

You've got a very beautiful property. I think you said you're hoping to use this to fund your travels.

So the story, when I... I'll send you a link to the complete guide. Please go and have a look at how to craft your story.

Make sure you've got captions in every single photo.

You want to be ranked by having a carbon monoxide alarm. Airbnb will rank you higher if you have one.

Private pool, yes, like there's lots of good things here.

Fast speeds, dedicated workspace. You want to use all of those amenities.

I would go into the calendar. Go in there and type in about your custom booking periods. So, custom trip length.

No reviews yet, but your photos look fantastic. Until people get reviews...

I hope this has been helpful. Love to help, and if there's anything more I can do for you, we can set up a zoom or a telephone call. Thanks very much. Good luck. Bye-bye.
